    Sure, it’s pretty straightforward. We use 100% private money to fund our projects. When a private investor deploys funds into one of our house flips, it may be for a new purchase, or it may be a property I already own and have mostly funded. You will be paid 10% to 12% APR, depending on the deal and some other factors. These private loans are all short term, and 90% of the loans have a maturity of 12 months. In the case of Keanu, it would range from 12 – 18 months. Your capital is secured with collateral – a recorded 1st or 2nd position lien against the property I’m flipping.

    As Hawaii’s largest residential redevelopment company, we are a $32m company, with $22m in private funds invested. We have 64 lenders at the moment.
